The Virtual Real Estate Dispositions Manager is the key driver for monetizing contracted real estate deals by marketing and selling properties to a qualified pool of buyers. This position requires a dynamic mix of salesmanship, negotiation skills, market analysis, and transaction coordination. Operating in a fully remote environment, the Dispositions Manager must excel at building strong buyer relationships, maximizing assignment fees, and ensuring deals close on time. This role is essential to the company’s profitability — success is measured by speed of sales, deal margins, and repeat buyer relationships. Responsibilities:  As our Dispositions Sales Rep, you’ll take contracted properties (ours and JV deals) and sell them for top dollar by generating at least 3 qualified offers per deal . You’ll work directly with investors, negotiate pricing, and push deals from contract to close — all while growing and managing our buyer network. Key Responsibilities: • Finalize comps and pricing for each deal. • Source and vet buyers for financial capacity and closing ability. • Secure JV opportunities with other wholesalers and get their deals sold. • Market deals via buyer lists, JV partners, social media, and investor networks. • Negotiate offers to maximize profit while meeting buyer needs. • Coordinate with boots-on-the-ground for showings/inspections. • Maintain 3+ offers per deal as your core KPI. Compensation: • Base salary (commensurate with experience) • Commission on every closed deal • Performance bonuses for exceeding KPIs • Fully remote position with flexible schedule (core business hours availability required) Qualifications: Required Skills-Competencies • Sales Negotiation: Proven ability to close deals at or above target margins. • Real Estate Knowledge: Strong understanding of wholesale, assignment contracts, investment strategies, and market analysis. • Marketing Proficiency: Ability to write compelling property descriptions and leverage multiple channels for exposure. • CRM Mastery: Comfortable using systems like Podio, Salesforce, InvestorFuse, or similar. • Communication Skills: Clear, persuasive, and professional written and verbal communication. • Problem Solving: Ability to resolve objections, delays, or contract disputes quickly. • Time Management: Prioritize multiple deals and meet strict deadlines. Qualifications Required: • 3+ years of experience in real estate dispositions, wholesaling, or investment property sales. • Documented track record of profitable deal closings. • High proficiency with CRMs, Google Workspace, and online marketing tools. • Reliable high-speed internet and a professional remote work setup. Preferred: • Knowledge of novations, seller financing, and creative deal structures. • Access to an existing investor/buyer network. • MLS access or agent license.
